Limited Common Elements are properties of a condominium which are not exclusive to any particular unit dweller. The properties belong to the condominium as a whole.

What is Limited Common Elements?

Examples of limited common elements are swimming pool, clubhouse, fitness club, and elevators available to every member of the condominium association.

Why is Limited Common Elements Important?

  1. Limited common elements include shared spaces, such as common doors, windows and balconies.

  2. A declaration document from the association of the condominium will prescribe the limited common elements in a condominium.

  3. The maintenance, repair, and responsibilities of the limited common elements belong to the association.

  4. Different states have different legislation for regulating common elements.
