Types of Encumbrance Certificates in Telangana

There are two types of encumbrance certificates in Telangana, which are as follows:

Form 16

Form 16 EC is given when there is no financial or legal liability on a property. This indicates that there are no loans, mortgages or any other legal claims on the property for a specified time. It provides a guarantee to the buyer that the property is safe to purchase. 

Form 15

Form 15 EC is given when any financial or legal transactions exist on the property. It shows that there are loans, mortgages, contractual leases, or court cases on the given property. This certificate provides details of any pending dues or disputes on the property to the buyer and the bank, indicating the risks associated with the purchase of the property.

How to Apply for Encumbrance Certificate in Telangana?

You can apply for an encumbrance certificate in Telangana online through the Telangana Registration and Stamps Department website or the MeeSeva portal. You can also apply for it offline by visiting the sub-registrar’s office. 

Online Process Through the Telangana Registration and Stamps Department Website:

Step 1: Visit the Telangana Registration and Stamps Department website. 

Step 2: Click on ‘Login’ and enter the credentials to log into the website. If you are a first-time user, select ‘User Type’ as ‘Citizen’ and click on the ‘Register’ option to register and log into the website.

Step 3: After logging in, click on the ‘Encumbrance Search (EC)’ option.

Step 4: Go through the relevant information and disclaimers on the next page and click ‘Submit’. 

Step 5: Select ‘By Document Number’ or ‘By Property’ option, enter the required details and click ‘Submit’.

Online Process Through the MeeSeva Portal:

Step 1: Visit the MeeSeva Portal. 

Step 2: Enter the login ID and password to log into the portal. If you are a first-time user, click on the ‘New User’ option to register and log into the portal.

Step 3: After logging in, click on ‘Services’ and select ‘Encumbrance Certificate’ option under the ‘Registration and Stamps Department’.

Step 4: Enter the required details and click ‘Submit’.

Step 5: Pay the application fee and get the acknowledgement number.

Offline Process:

Step 1: Go to your nearest Sub-Registrar office and request the Form for the EC application.

Step 2: Fill out the form with accurate property details.

Step 3: Submit the completed form at the designated counter in the Sub-Registrar's office and pay the applicable fees.

Step 4: Collect the acknowledgement receipt for reference after application submission.

Processing Time for Encumbrance Certificate in Telangana

The average time period for obtaining the encumbrance certificate in Telangana is 1-2 working days from the date of the application.

How to Check Encumbrance Certificate Status in Telangana?

Follow these steps to check the encumbrance certificate Telangana status online:

Step 1: Visit the Telangana Registration and Stamps Department website. 

Step 2: Click on the ‘Login’ button.

Step 3: Select the ‘User Type’ as ‘Citizen’, enter the mobile number or email ID, password, captcha code and click ‘Login’. 

Step 4: Choose ‘Track Application Status’. Enter the acknowledgement number and submit.

How to Download Encumbrance Certificate in Telangana?

Follow the steps below to download the encumbrance certificate in Telangana:

Step 1: Visit the Telangana Registration and Stamps Department website. 

Step 2: Click on ‘Login’ and enter the credentials to log into the website. If you are a first-time user, select ‘User Type’ as ‘Citizen’ and click on the ‘Register’ option to register and log into the website.

Step 3: After logging in, click on the ‘Encumbrance Search (EC)’ option.

Step 4: Go through the relevant information and disclaimers on the next page and click ‘Submit’. 

Step 5: Select ‘By Document Number’ or ‘By Property’ option, enter the required details and click ‘Submit’.

Step 6: You can view and download the encumbrance certificate.

Fees for EC Certificate in Telangana

The fees applicable for issuance of an encumbrance certificate in Telangana for a period of up to 30 years are Rs. 200, and for an EC period of more than 30 years is Rs. 500. A service charge of Rs. 35 must also be paid at the time of submission of the application.

Non-Encumbrance Certificate in Telangana

The Non-Encumbrance Certificate in Telangana shows that the property is free from any legal or financial encumbrances. It provides that there are no debts, cases or mortgages on the property during a specified period. 

It assures a clear title and ownership of the seller of the property. It ensures the buyer that there will be no disputes on the property that would impact ownership. This certificate is required when applying for loans against the property or when it is considered as collateral for a loan.
