There are two of Encumbrance Certificates in Andhra Pradesh, which are as follows:
Form 16 is issued in the case of no financial or legal liability is there on the property. This means that no loans, mortgages or any other legal claims are there on the property during the specified time. This guarantees that the property is safe to the buyer. This document is mostly required for property transfers and new loans.
This type of EC notes that finance and legal transactions exist on the property. It provides details about property loans, mortgages, sale agreements, contractual leases, and court cases. Any pending dues or disputes will be included in case the property has one. This certificate allows buyers and banks to learn about the several risks before engaging in the options to purchase or lend the land.
In Andhra Pradesh, you can apply for an EC online or offline at the Sub-Registrar's Office.
Step 1: Visit the Andhra Pradesh Registration and Stamps Department website.
Step 2: Click on the ‘EC and CC Services’ tab.
Step 3: On the next page, click the ‘Signed EC’ option.
Step 4: If you are a new user, register by clicking on the ‘New Registration’ option and filling in all relevant details.
Step 5: Once registered, login by selecting ‘Email ID’, ‘Mobile Number’, or ‘Aadhaar Number’ and clicking ‘Get OTP’. Enter the OTP and click ‘Login’.
Step 6: Click on the ‘New encumbrance Request’ button.
Step 7: Enter the document number, year of registration, SRO name, and captcha code and click ‘Submit’.
Step 8: Make the payment through the available online methods and save the reference number for tracking purposes.
Step 1: Go to your nearest Sub-Registrar office and request Form 22 for the EC application.
Step 2: Fill out the form with accurate property details and attach the necessary documents.
Step 3: Submit the completed form along with all required documents at the designated counter in the Sub-Registrar office and pay the applicable fees based on the duration of encumbrance requested.
Step 4: After submission of the application, collect the acknowledgement receipt for reference.
The processing time and issuance of an Encumbrance Certificate in AP takes only one day. However, there may be delays in processing Encumbrance Certificates when applied for it at the Sub-Registrar’s office.

The service charge applicable for issuance of an encumbrance certificate in Andhra Pradesh is Rs. 25. However, the fees charged for conducting a search and issuance of the certificate in Andhra Pradesh for a period of up to 30 years is Rs. 200 for each certificate. However, for more than 30 years, the charged fee is Rs. 500.
The Non-Encumbrance Certificate is a document in Andhra Pradesh stating that the property is free from any legal or monetary encumbrances. It indicates the property has no debt, mortgage, or cases during a specified period.
