Banglabhumi is an online web portal for land records and reforms launched by the Government of West Bengal. Any person can use this portal to retrieve land and property-related information such as the owner’s name, land area, plot number, the value of the property, and the present owner.
Details about the land/property are very important to a buyer or the owner of the land/property.
As a matter of precaution, if a person wants to purchase any land/property, he should check for the basic details.
These details could be as simple as – in whose name is the land registered or who is the current owner of the land.
Banglarbhumi portal provides these details along with the land map for the land/properties located in West Bengal. It also assists the entrepreneurs intending to set up new industries in the state by letting them know the infrastructure available at the proposed location. A user can also retrieve the information in relation to his block by just filing the district and block details.
A property registration deed is a final agreement signed between two parties. Once the property is registered in the buyer’s name, the buyer becomes the legal owner of the property. This agreement is also known as the purchase/land deed, which must be registered with the government.

This registration procedure is integrated with the Income Tax Department so that PAN verification of the parties involved at the time of registering the deed is possible.
The mutation is the process to change the title/owner of the property from one person to another when a transfer of property takes place. However, the mutation process can be initiated only when a property is registered.

Is the mutation form available online?
Yes, you can find the mutation form for land records online on the Bangla bhumi website. On clicking the ‘Online Application’ tab, you will see a list. Choose the Application GRN search link from that. You will see a new page where you have to enter details, including GRN number, application number and captcha code. Then, click on ‘submit’ and see the details displayed on your screen.
Can I pay the mutation fee online?
Yes, you can pay the mutation fee online through a debit card or net banking. Offline fee payment is also allowed. You can check the status of such payment through ‘Application- GRN Search’ from the ‘Online Application’ option on Banglarbhumi 2020.
How do I request certified copies?
On the Banglarbhumi website, this request for certified copies of WB land information will come under the ‘Service Delivery Option’.
