Maintaining documents in physical form requires proper maintenance and storage. To digitise all land records in Telangana, the government of Telangana has started an online portal called “Maa Bhoomi”.
Currently, the residents of Telangana can check all the online land record details from the official website Chief Commissioner of Land Administration (CCLA) and also through the Integrates Land Records Management System (ILRMS). The land and property owners in the state of Telangana can easily access the land records with the help of the website (online portal).
The data on the online portal comprises the extent of land, survey number, owner name attadar name, tax, nature of the land and crop and other relevant details. With the help of the “CCLA” portal, Pahani for all land situated in Telangana can also be downloaded.
The “CCLA” online portal started by the State Government of Telangana offers various services that are helpful to land and property owners. Following are the services offered by the Maa Bhoomi portal that can be easily accessed by the land and property owners:
All the property and the landowners in Telangana can avail all these services online without the need of going to a MeeSeva Centre. All these land and property-related services are available at any time at the CCLA Portal.
A Pahani or Adangal is a legal land related document issued by the Tahsildar. A Pahani or an Adangal contains details of the land. The contents of a Pahani/Adangal:
Step 1: Log on to the “CCLA” website.
Step 2: On the homepage click on the “Know Your Land status” link.
Step 3: On this page, click on “Land Details Search” link given under the head “RECORD OF RIGHTS (ROR)” system. When clicked on “Land Details Search”, it will be redirected to the “Dharani Website” page.
Step 4: Enter credential Select district, division, mandal and village from the dropdown list. Now, search details by using three options- Khata No./Survey No., or Buyer Name/Seller Name or Mutation Date. After selecting the relevant no, click on the “Get Details” tab.
Step 5: Finally, Pahani details will appear on the screen. Candidates can check all the information available.
Step 6: Lastly, you can save the Pahani details and if you wish to take a printout of the same just click on the “Print Pahani Details” tab and retain it for further references.
Record of Right (ROR 1B) is a document that contains the ownership details of the property/land. ROR is considered one of the most important land-related documents. This vital document is maintained separately for every village in the office of the Tahsildar. ROR contains details such as Khata number, survey number, the name of the Khatadar, his father’s name, extent held by Khatadar, the classification of land and land revenue details.
The procedure for applying ROR 1B is very simple. It can be applied at the nearest Meeseva centre with an application RRO 1B (The service charge for which is Rs.25).
You can also check Record of Right (ROR 1B) online through the CCLA website by following the steps below:
Step 1: Log on to the “CCLA” website.
Step 2: Click on “Know Your Land Status” on the home page and then click on “Pahani & ROR-1B”.
Step 3: Enter credential Select district, division, mandal and village from the dropdown list. Now, search details by using three options- Khata No./Survey No., Or Buyer Name/Seller Name or Mutation Date. After selecting the relevant no, click on the “Get Details” tab.
Step 4: Finally, ROR-1B details will appear on the screen. Candidates can check all the information available.
Step 5: Lastly, you can save the ROR-1B details and if you wish to take a printout of the same just click on the “Print ROR-1B Details” tab and retain it for further references.
If there are any changes or amendments made relating to land in the Register kept in the Registrar’s Office, it can be viewed in the CCLA Website by entering details of the land. The changes in amendment details affected after 30th May 2018 is shown. The amendments in the Register can be viewed by following the steps below–
Step 1: Log in to CCLA Website.
Step 2: Click on “Know Your Land Status” in the home page and then click on “Amendment Register” link given under the head “RECORD OF RIGHTS (ROR)”
Step 3: Enter Credentials Select district, division, mandal, village and Survey No. from the dropdown list. Next, enter Captcha given and click on the “View Details” tab.
Step 4: The amendments details will appear in three columns containing ‘Before Amendment’, ‘Amendment Details’ and ‘After Amendment’ appear. These columns show details of Survey No./Sub Division No., Total Extent (Ac. Gts.), Khata No, Pattadar Name (Father/Husband’s Name). If there are no amendments after 30 May 2018, it shows as no data found.
When a Survey Number is pending for clearance from the Registrar’s Office, the details of it can be viewed by following these steps below-
Step 1: Log in to CCLA Website.
Step 2: Click on “Know Your Land Status” in the home page and then click on “Survey Numbers Pending for Clearance” link given under the head “RECORD OF RIGHTS (ROR)”.
Step 3: Enter Credentials Select district, division, mandal, village and Survey No. from the dropdown list. Next, enter Captcha given and click on the “Get Details” tab.
Step 4: The details of the land along with the reason for not clearance appears.
Cadastral maps mean the map of an area showing the boundaries of subdivision of lands with the directions and lengths of an area. The village map or layout map can be viewed by following these steps–
Step 1: Log in to CCLA Website.
Step 2: Click on “Know Your Land Status” in the home page and then click on “CADASTRAL MAPS OF RURAL AREAS”.
Step 3: This will redirect to ILRMS Page and now, enter Credentials Select district, division, mandal and village from the dropdown list given on the left side of the page.
Step 4: The survey numbers along with the area appear on the map.
The Registration Details of any land, Layout Plots or Apartments can be viewed on CCLA Website. The following steps are to be followed–
Step 1: Log in to CCLA Website.
Step 2: Click on “Know Your Land Status” on the home page and then click on the “Deed Details” link given under the head “LAND TRANSACTION DEEDS”.
Step 3: Enter Credentials The first option asks for ‘Registration Details of’ which has three sub-options in the dropdown list. The sub-options are ‘Document Number’, ‘Layout Plots’ and ‘Apartments’. After selecting the sub-option further details are to be entered.
If ‘Document Number’ is selected, the district and Sub-Registrar Office is to be selected from the dropdown list and Document number, Registration Number and Captcha is to be entered. After entering these details click on the ‘Search’ tab.
The details of the land registration appears.
If ‘Layout Plots’ is selected, the district, mandal and village are to be selected from the dropdown list and Survey number, Plot Number and Captcha is to be entered. After entering these details click on the ‘Search’ tab.
The details of the registration of the Layout plot appears similar to the details of the ‘Document Number’ search result shown above. If ‘Apartments’ is selected, the district, mandal, village and locality is to be selected from the dropdown list and Flat Number, Apartment Number or House Number and Captcha are to be entered. After entering these details click on the ‘Search’ tab.
The details of the registration of the Apartment appears similar to the details of the ‘Document Number’ search result shown above.
