Due to prevalent inflation, the price of flats is increasing manifold. In such a situation a lot of people might not be able to afford their dream homes. To overcome this situation, the Delhi Development Authority (DDA), a part of the Government of India, has come up with the DDA Housing Scheme 2024. What is DDA Housing Scheme?

DDA or Delhi Development Authority was introduced in the year 1957 to develop Delhi in a balanced and systematic way. It is a statutory body which is responsible for planning as well as executing different land-related projects. In order to meet the growing housing demands, DDA has launched various affordable housing schemes so that citizens can apply for them according to their budget. 

These flats are offered to people on the basis of a draw. Every category of people is included in the scheme namely general, backward class, SC, ST etc. 

On 19 August 2024, the DDA launched three DDA Housing Schemes 2024, which are as follows:

  • DDA Sasta Ghar Housing Scheme 2024 - First Come First Serve (FCFS) Basis
  • DDA Madhyam Vargiya Housing Scheme 2024 - FCFS Basis
  • DDA Dwarka Housing Scheme 2024  - e-Auction

DDA Sasta Ghar Housing Scheme 2024 - First Come First Serve (FCFS) Basis

This scheme provides affordable housing for low-income groups, i.e. for LIG (Lower Income Group) and EWS (Economically Weaker Section). The starting price of the flats is Rs.11.5 lakh. Registration for this scheme started on 22 August 2024, and bookings start from 10 September 2024. The scheme ends on 31 March 2025. This scheme will provide around 34,177 flats at Rohini, Narela, Ramgarh Colony, Siraspur and Loknayakpuram in different tranches.

DDA Madhyam Vargiya Housing Scheme 2024 - FCFS Basis

This scheme provides LIG, EWS, MIG (Middle Income Group) and HIG (High Income Group) flats with a starting price of Rs.29 lakh. Registration for this scheme started on 22 August 2024, and bookings start from 10 September 2024. The scheme ends on 31 March 2025. This scheme will provide around 5,531 flats at Loknayakpuram, Narela and Jasola in different tranches.

DDA Dwarka Housing Scheme 2024  - e-Auction

This scheme provides MIG, HIG, and higher category flats with a starting price of Rs.128 lakh. Registration for this scheme started on 21 August 2024, and e-auctions will be from 24 September 2024 to 26 September 2024. The affordable houses that will be provided under the scheme will be available in 2 BHK, 3 BHK, 4 BHK, and 5 BHK denominations. This scheme will provide  173 built-up flats at Dwarka (Sector 19B, Sector 16B & Sector 14).

DDA Housing Scheme Eligibility

Here are the eligibility criteria of the three DDA Housing Schemes 2024:

  • The applicant needs to be a citizen of India.
  • He/she must have attained the age of 18 years on the date of submission of the application.
  • In the case of EWS flats, annual family income needs to be less than Rs.10 lakh per annum. While for other flats, there are no specific income criteria. 
  • Applicant needs to possess PAN.
  • He/she needs to have an active savings bank account number.
  • Both husband and wife can apply for the scheme separately. In case both are selected in the draw only one will be allowed to retain the flat.

How to Apply: DDA Housing Scheme Online Application Procedure

Application process for DDA Housing Schemes 2024 is completely online. Let us take a look at the process that you can follow to apply for your dream home:

  • Visit the official website of DDA.
  • Click on the scheme under which you want to register - ‘DDA Madhyam Vargiya Housing Scheme 2024’ or 'New
    DDA Sasta Ghar Housing Scheme 2024'.
  • Click on ‘Create Login’. Enter your details to create login credentials. 
  • Click on ‘Login’ by entering your User ID, password and captcha code.
  • Pay the application fee. The application money will be credited toward the flat cost. 
  • Now, select a flat from the choices available.
  • After you select a flat, you will be given a window of 15 minutes to deposit the booking amount via a single transaction online. During these 15 minutes, this specific flat will not be available for selection by other people.
  • As soon as payment is complete and confirmed by the bank, the flat in question will be reserved for you. You will receive a Demand-cum-allotment letter within a period of 24 hours.

You must note that the maximum interest-free period for depositing the cost of the flat will be 60 days. These 60 days will be counted from the issuing date of demand-cum-allotment letter block starting day. Another 30 days beyond the interest-free period will be available to allottees but they have to bear a 10% p.a. interest rate. If the allottee is unable to pay the amount along with the interest within the time prescribed in demand-cum-allotment letter, the flat allotment will be cancelled without any prior notice.

Documents Required After Allotment of Flat

  • Duly attested affidavit certifying citizenship, majority age, etc
  • Self-attested Identity proof copy, such as Aadhaar card, driving license, election card, ration card with photo, government identity card or Passport
  • Self-attested Identity proof copy, such as an Aadhaar card, ration card, election card, driving license, water bill, electricity bill, telephone bill, house tax paid receipt, Passport or government identity card
    receipt etc., of the same address as given in the application form, Bank Passbook
  • Self-attested copy of PAN card for allottee
  • Copy of loan sanction letter attested by bank manager (if any)
  • Copy of bank statement containing the name and account number from which margin money has been deposited (if any)
  • Income certificate of family in case of EWS category
  • Copy of TDS certificate (if applicable)
  • In addition to above, persons applying under reserved PwD (Persons with Disability) category have to submit an attested copy of the original certificate issued by the Medical Board or a Govt. Hospital in case the applicant is applying under the reserved category of Persons with Disability. A self-attested copy of guardianship certificate issued by the competent authority, wherever
    applicable, be attached.

When and How to Pay for DDA Flats?

Applicants can pay for the flats by generating an e-challan from the DDA official payment website and making online payments. You can make payments through NEFT, RTGS or net banking. The payment needs to be made within 90 days of issuing demand-cum-allotment letter.

Ways to Pay for DDA Flats

There are three different ways you can pay for DDA flats. These are as follows:

  • You can opt for a housing loan by mortgaging your flat to any institution that is recognised by DDA.
  • Cash payment is possible through NEFT/RTGS/net banking.
  • Individuals with a physical disability can pay either through cash or instalments.

DDA Housing Scheme Benefits Under PMAY

The central government’s flagship project to provide affordable housing Pradhan Mantri Awas Yojana (PMAY) is associated with DDA Housing Schemes 2024. Therefore, the credit-linked subsidy scheme benefits of the PMAY scheme are available for people who are allotted flats via the DDA scheme. Benefits of this scheme will be available for a maximum of 20 years. The loan subsidy will be directly transferred to loan account of allottees in the following capacities:

  • Both EWS and LIG categories will receive a subsidy of 6.5% per annum on interest payments for loans of up to Rs.6 lakhs.
  • In the case of the MIG-1 category, a yearly subsidy of 4% will be available on interest payment for a loan amount of up to Rs.12 lakhs.
  • For the MIG-2 category, a 3% subsidy will be available yearly for interest payment for loan amounts of up to Rs.18 lakhs. 

The three DDA Housing Schemes 2024 offer a great opportunity for the people to easily own a home in Delhi.
