How to Calculate Stamp Duty in Telangana?

  • Determine Property Value: The property's sale price or market value is a significant factor in this calculation. Properties with higher value attract higher stamp duty and vice versa. 
  • Consider the Property's Location: Generally, rural areas have lower stamp duties than urban areas and metro cities. 
  • Determine Property Type: Different property types attract different stamp duties and registration charges in the state. So, it is essential to consider which kind of property you are buying. 

To understand the stamp duty charges in Hyderabad, consider the following example:

Suppose Ankita purchases a house in the city worth Rs. 1,00,00,000. The applicable stamp duty is 4%. 

Stamp duty = Rs. 1,00,00,000 x 4% = Rs. 4,00,000

Registration charge = Rs. 1,00,00,000 x 0.5% = Rs. 50,000

Transfer Duty Charges = Rs. 1,00,00,000 x 1.50% = Rs. 1,50,000

Therefore, total property registration charges = Rs. 6,00,000 (4,00,000 + 50,000 + 1,50,000)

How to Pay Stamp Duty in Telangana?

Here is the method for how to pay stamp duty in Telangana:

  • Visit the official website of the Registration and Stamps Department of the Government of Telangana
  • Under the ‘Online Services’, click on the ‘e-STAMPS’ option.
  • If you are a new user, select ‘User Type’ as ‘Citizen’ and click the ‘Register’ link. Provide all the required information and log in to the website.
  • After logging in, provide all the required documents, upload all the documents and pay the stamp duty online. 
  • Book an appointment time slot with the sub-registrar’s office. 
  • Visit the sub-registrar’s office and verify your documents. 
  • The officer will complete the verification and provide the endorsement of the registered document. 

Exemptions & Concessions on Stamp Duty in Telangana

Certain Telangana property buyers are entitled to exemptions and concessions on stamp duty and registration charges, such as agricultural land owners for land being used for specific farming purposes.
