How To Calculate Stamp Duty in West Bengal?

Here is the process to calculate the registration fee and stamp duty in West Bengal:

  • Visit the Directorate of Registration and Stamp Revenue's official website.
  • Under the ‘E-Services’ section, click on the ‘Calculator for MV, SD & RF’ option.
  • Select the ‘Stamp Duty and Registration Fee’ option on the pop-up box.
  • Select the required information, including transaction major, transaction minor, and local body. Enter the market value and captcha code and click the ‘Display’ button.
  • The stamp duty and registration charges for your property will appear.

Here is an example that will help you understand the calculation of stamp duty.

Suppose Aniket buys a property in Kolkata worth Rs. 60 lakhs. Stamp duty on that property is 6%, whereas the registration fee is 1%. Thus, the calculation will be as follows:

Stamp Duty: 60,00,000 x 6% = Rs. 3,60,000

Registration Fees: 60,00,000 x 1% = Rs. 60,000

How to Pay Stamp Duty in West Bengal?

Here is the process to pay your stamp duty online:

  • Visit the Directorate of Registration and Stamp Revenue's official website.
  • Under the ‘E-Services’ section, click on the ‘E-payment and Refund’ option.
  • Select the ‘e-Payment of Stamp Duty & Regn Fees’ option on the pop-up box.
  • Enter the ‘Query No’, ‘Query Year’ and security code. Click on ‘Proceed’.
  • Once you do this to get your query status, you will be redirected to the GRPS portal for West Bengal.
  • Once you pay it, you will receive a payment confirmation.
  • Click on ‘Download challan’ and download your payment receipt.

Exemptions & Concessions on Stamp Duty in West Bengal

You must pay stamp duty charges and registration fees for all types of property transactions in West Bengal. The West Bengal government does not provide any stamp duty exemptions to women, nor do non-profit organisations or any other land purchased for social purposes get a rebate on these charges. 

Only land purchased by government departments is exempt from stamp duty and registration fees. However, gift deeds among immediate family members get a concession on stamp duty rates, 0.5% of the market value.

The stamp duty in West Bengal ranges from 4% to 7% of the market value of a property with a registration charge of 1%. The West Bengal Government does not provide any rebate in stamp duty rates for women or any charitable, financial or social causes. The stamp duty rate for a particular property depends on two significant factors, i.e., the value of the property and location.
