How to Calculate Stamp Duty in Delhi?

The calculation of stamp duty in Delhi is very simple. Here is a list of steps that you need to follow:

  • First, determine the value or circle rate of the property.
  • Identify the applicable stamp duty rate, depending on the ownership type (Men, women or joint) and area (NDMC, cantonment board areas or other areas)

For example 1:

Suppose Priya purchases a flat valued at Rs. 80 lakh in other areas of Delhi. 

Stamp duty = 4% on flat value

= 80,00,000 x 4% = Rs. 3,20,000

Registration charges = 1% on flat value

= 80,00,000 x 1% = 80,000

Thus, Priya has to pay Rs. 4,00,000 (3,20,000 + 80,000) as stamp duty and registration charges. 

For example 2:

Suppose Rohan purchases a flat valued at Rs. 1 crore in NDMC area of Delhi.

Stamp duty = 5.5% on flat value

= 1,00,00,000 x 5.5% = Rs. 5,50,000

Registration charges = 1% on flat value

= 1,00,00,000 x 1% = Rs. 1,00,000

Thus, Rohan has to pay Rs. Rs. 6,50,000 (5,50,000 + 1,00,000) as stamp duty and registration charges

How to Pay Stamp Duty in Delhi?

After the government introduced e-stamping in Delhi, stamp duty can only be paid using that method. The Centre has appointed SHCIL (Stock Holding Corporation of India Limited) as the agency which is responsible for all e-stamps in the region of India. Here is the process to be followed in such case:

  • First, visit the SCHIL website.
  • Then click on ‘Login’, select ‘e-Stamping’ and click on ‘Citizen Login’. 
  • Register and login using your credentials.
  • Click on the ‘Pay Stamp Duty/eCourt Fee Generation/eRegistration Fee Payment’ option.
  • Enter the required information.
  • Make the payment there via net banking, credit or debit card
  • Print out e-stamp or receipt.

SHCIL also has many authorised collection centres, called ACC or stockholding e-stamping counters. They act as intermediaries between the buyer and SHCIL. If you opt for the offline method, you can take a print out of the ‘Application of Stamp Duty’, fill in the details and submit it along with the stamp duty charge in cash to the ACC or stockholding e-stamping counters. You can also make payments through demand drafts, cheques, funds transfers from the account, etc. 

Exemptions & Concessions on Stamp Duty in Delhi

There are a few exemptions and concessions that apply under  particular circumstances:

  • Women Buyers: Lower stamp duty rates apply for women buyers in Delhi compared to the rates for men buyers to encourage female property ownership.
  • Affordable Housing: In these instances, lower rates apply for properties that are designated as affordable housing. 
  • Government Projects: Lower rates apply to government projects and properties acquired for both government and public development.
