Registration Charges in UP in 2025

The registration charges for a property transaction are 1% of the market value. This remains the same for all cities and deeds in Uttar Pradesh, irrespective of gender.

How to Calculate Stamp Duty in UP?

A property has a circle rate that determines its minimum rate. Even if you buy a property at an amount less than the circle rate, you must pay the stamp duty in UP as per the circle rate. However, if your sale amount is higher than the circle rate, your stamp duty will be charged as per the rate of your area.

Here is an example that will help you to understand this easily.

Suppose Anmol buys a house at Rs. 90 lakhs, where the stamp duty is 7%, and the registration charge is 1%. However, the circle rate of the property is Rs. 1 crore. Then the stamp duty will be as below,

Stamp duty: 1,00,00,000 x 7% = Rs. 7,00,000

Registration charge: 1,00,00,000 x 1% = Rs. 1,00,000

However, if Anmol buys it at Rs. 1,10,00,000, then his charges will be as below,

Stamp duty: 1,10,00,000 x 7% = Rs. 7,70,000

Registration charge: 1,10,00,000 x 1% = Rs. 1,10,000

How to Pay Stamp Duty in UP?

Here is the process to pay your stamp duty in UP online:

  • Visit the official website of the Uttar Pradesh Stamp and Registration Department.
  • Go to “‘Property Registration’ and click on ‘Apply’.
  • Click on ‘New Registration’ and create your application number.
  • The website will take you to a form. Enter the appropriate details of the property in the form.
  • In the next step, pay your stamp duty charges as prescribed by the UP Government.

Exemptions & Concessions on Stamp Duty in UP

The Uttar Pradesh State Government provides exemptions on stamp duty and registration fees for specific scenarios or specific types of transactions. The UP Government provides rebates to foreign individuals to attract foreign investments. The UP government offers exceptions in stamp duty, land acquisition costs and capital investments.

They also welcome the growth of businesses and trade by offering rebates for private Industrial park development under the PLEDGE scheme. Here is a list of offers that PLEDGE provides:

  • Women entrepreneurs who buy industrial land within parks developed under PLEDGE will receive a 100% exemption on stamp duty.
  • Buyers will get a 75% rebate in central regions.
  • If you buy land in Gautam Buddha Nagar, you will get a rebate of 50%.
  • Buyers in Eastern Uttar Pradesh and Bundelkhand will enjoy a 100% rebate on stamp duty.

Stamp duty in UP varies depending on your gender and your deed type. However, paying stamp duty is mandatory when buying a property, as this will ensure that the transaction is legal. Moreover, stamp duty in UP ranges from 5% to 7% of the property’s market value or the circle price, whichever is higher.
