How to Calculate Stamp Duty in Maharashtra?

Two factors determine the calculation of plot registration charges in Maharashtra: the value of the property as assessed and the government's pre-decided reckoner rate.

The State Government determines the reckoner rate in accordance with current economic conditions. It is the lowest price at which a property legally can be sold so that transactions do not fall below this price.

Normally, the reckoner rate is charged when it is more than the declared value of the property.

For instance, if a property's market value is Rs. 72,00,000 and the reckoner rate stands at Rs. 62,00,000, the stamp duty will be calculated based on the higher amount, which in this case is the property value.

How to Pay Stamp Duty in Maharashtra?

There are three ways to pay stamp duty in Maharashtra:

  • Paper-Based Method: Requires purchasing non-judicial stamp papers from the sub-registrar’s office.
  • Franking Process: Payment is completed by visiting a designated franking centre or bank.
  • Online Mode: Allows payment from home by following these steps:
    • Go to the Maharashtra stamp duty payment portal.
    • If you don’t have an account, click on ‘Pay Without Registration’ or log in using your credentials.
    • Select ‘Citizen’, then click on ‘Make Payment to Register Your Document’.
    • Choose between paying only stamp duty or both stamp duty and registration charges.
    • Fill in the required details in the form and proceed with the payment.
    • Once the payment is completed, you will get a challan as proof of payment.
