How to Calculate Stamp Duty in Karnataka?

The calculation of stamp duty is solely based on the property’s consideration amount or value (whichever is more). The rates differ depending on the transaction type and property value. It is calculated as a percentage of the property value. 

For example:

Suppose Sanjay is purchasing a residential apartment in Bengaluru with a market value of Rs. 60 lakhs. 

Stamp duty = 5% of 60,00,000 = Rs. 3,00,000

Registration charges = 1% of 60,00,000 = Rs. 60,000

Thus, Sanjay has to pay Rs. 3,60,000 (3,00,000 + 60,000) during the time of registration. 

How to Pay Stamp Duty in Karnataka?

There are two ways to pay stamp duty in Karnataka, which are as follows:

E-stamping

Karnataka provides e-stamping for property documents. To pay stamp duty charges, follow the below process:

  • First, visit the SCHIL website.
  • Then click on ‘Login’, select ‘e-Stamping’ and click on ‘Citizen Login’. 
  • Register and login using your credentials.
  • Click on the ‘Pay Stamp Duty/eCourt Fee Generation/eRegistration Fee Payment’ option.
  • Enter the required information.
  • Make the payment there via net banking, credit or debit card
  • Print out the e-stamp or receipt.

SHCIL also has many authorised collection centres, called ACC or stockholding e-stamping counters. They act as intermediaries between the buyer and SHCIL. If you opt for the offline method, you can take a print out of the ‘Application of Stamp Duty’, fill in the details and submit it along with the stamp duty charge in cash to the ACC or stockholding e-stamping counters.

Franking

Another method to pay stamp duty is through franking. Visit the authorised franking centre or a bank to frank property documents in Karnataka. They will assist in the process and ensure that the documents meet the necessary legal requirements.

There is a 100% exemption of stamp duty for MSMEs for loan agreements, mortgages, credit deeds and hypothecation deeds executed for availing loans from the following:
